New Home Construction Price per Sq. Ft.?
It is a very common question I get from people, usually in the early stages of planning the construction of a new home. The fact is, there is no simple “per sq.ft.” price that can be used for determining the cost of building a new home.
It’s like going to a car dealership and saying, “I want to buy a new car. How much per pound?”.
There are too many variables involved in building a new home. Things like:
- What style of house?
- One story?
- Two story?
- Cape?
- Is the design a simple rectangle like the Randolph?
- Or is it more complicated with multiple roof lines? Like the Jamison?
- How many bathrooms?
- How much kitchen?
- What type of windows, flooring, etc.
- What is to be included in that per sq/ft price?
- Just the modular house unit?
- Does it include foundation?
- Heating system? If so, what type of system? There are many choices.
- How about AC?
- What about site development?
- Excavation
- Well
- Septic
- These things will vary depending on the property you will be building on. Each home site needs to have an engineered septic design, and the cost of the system will vary.
When asking for a per sq.ft. price you will get varying answers. One builder might tell you a complete, “turn-key” price, another will give you a quote for just the modular unit from the factory and others will tell you anything in between. None of them will be accurate because of all the variables mentioned above. It’s like comparing apples to oranges.
